Silverstone circuit hosts three major public events annually, plus F1 testing and various smaller motorsport events throughout the year. During the three biggest events, accommodation demand within a 15-mile radius dramatically outstrips supply — and prices reflect that.

A conservative calculation: if you charge an extra £200/night for 3 nights at each of the three main events, that's an additional £1,800 per year. For properties very close to the circuit, the figure is typically £3,000–5,000.

Which Properties Benefit Most?

The premium scales with distance from the circuit, but drops off significantly beyond 15 miles. Here's a rough guide:

  • Within 5 miles (Towcester, Brackley): Maximum premium — £400–700/night during British GP. Race fans pay top price for proximity.
  • 5–10 miles (Buckingham, Banbury outskirts): Strong premium — £250–450/night. Still very competitive for shuttle bus/cycling distance.
  • 10–15 miles (MK outskirts, Northampton): Meaningful premium — £160–280/night. Car distance from circuit.
  • Beyond 15 miles: Smaller effect — 20–40% above normal rates. Still worth capturing but not transformative.

Pricing too late: Race fans book accommodation 3–6 months in advance, especially for the British GP. By the time you notice the event and try to increase your price, the high-value bookings have already gone to competitors who were priced correctly months earlier.
