7 Things Every Milton Keynes Landlord Must Do Before Listing on Airbnb

Step 1: Check Your Mortgage Permits Short-Let Use

This is the step most people skip — and the one that causes the most problems later. The majority of standard buy-to-let mortgages explicitly prohibit short-let use. Your lender won't call to tell you; they'll simply void your cover if they discover it.

Before you do anything else, check your mortgage terms. Look for language around "commercial use," "holiday let," or "short-term let." If it's prohibited, you need to either request permission from your lender or remortgage to a short-let compatible product. Specialist brokers can usually find competitive rates quickly.

Step 2: Get the Right Insurance

Your current buildings and contents insurance almost certainly won't cover short-let activity. You need a specialist short-let or holiday let insurance policy before your first guest arrives.

A proper short-let policy covers: guest liability (injury claims), guest damage (deliberate or accidental), loss of rental income and malicious damage. This isn't optional — it's essential protection.

Step 3: Complete All Safety Certificates

For short-let properties in England, the following are legally required:

  • Gas Safety Certificate: Annual inspection by a Gas Safe registered engineer. Non-negotiable if you have any gas appliances.
  • EICR (Electrical Installation Condition Report): Every 5 years. Required for all rental properties.
  • Smoke alarms: Working alarm on every floor of the property.
  • Carbon monoxide alarm: In any room with a solid fuel burning appliance.
  • EPC (Energy Performance Certificate): Must be E or above to legally let. Required for marketing.

Step 4: Register Under the Short-Term Let Register

Since 2025, all short-let hosts in England must register their property before listing. Registration is with your local authority — Milton Keynes City Council for MK properties. Airbnb and Booking.com now require registration numbers to be displayed on listings.

Step 5: Furnish the Property Properly

Short-let properties must be fully furnished. But not just any furnishing — the quality of your furnishing directly affects your nightly rate, occupancy and reviews.

The minimum required: beds and quality bedding, sofa and seating, dining table and chairs, fully equipped kitchen (pots, pans, crockery, cutlery, appliances), bathroom supplies, adequate storage and fast WiFi. Properties with smart TVs, dedicated workspaces and premium linen consistently command 15–25% higher rates.

Step 6: Invest in Professional Photography

This is the highest-ROI investment you can make. Research consistently shows that properties with professional photography earn 20–30% more per booking and achieve higher occupancy.

Step 7: Install a Smart Lock

A smart lock (Yale Linus, August, or similar) is not optional for a well-run short-let. It eliminates the need for key handovers, generates unique access codes per booking that expire at checkout, and gives you (and us) complete remote access management.
