Skip any of these and you risk fines, voids, bad reviews or worse. Here's the complete pre-listing checklist for MK landlords — legal, practical and commercial.
This is the step most people skip — and the one that causes the most problems later. The majority of standard buy-to-let mortgages explicitly prohibit short-let use. Your lender won't call to tell you; they'll simply void your cover if they discover it.
Before you do anything else, check your mortgage terms. Look for language around "commercial use," "holiday let," or "short-term let." If it's prohibited, you need to either request permission from your lender or remortgage to a short-let compatible product. Specialist brokers can usually find competitive rates quickly.
Your current buildings and contents insurance almost certainly won't cover short-let activity. You need a specialist short-let or holiday let insurance policy before your first guest arrives.
A proper short-let policy covers: guest liability (injury claims), guest damage (deliberate or accidental), loss of rental income and malicious damage. This isn't optional — it's essential protection.
For short-let properties in England, the following are legally required:
Grid Stays checks all certificates during onboarding and can arrange any missing ones through our Urban Gate maintenance team at cost price.
Since 2025, all short-let hosts in England must register their property before listing. Registration is with your local authority — Milton Keynes City Council for MK properties. Airbnb and Booking.com now require registration numbers to be displayed on listings.
Grid Stays handles this as part of our standard onboarding process. If you're self-managing, apply directly to MK City Council.
Short-let properties must be fully furnished. But not just any furnishing — the quality of your furnishing directly affects your nightly rate, occupancy and reviews.
The minimum required: beds and quality bedding, sofa and seating, dining table and chairs, fully equipped kitchen (pots, pans, crockery, cutlery, appliances), bathroom supplies, adequate storage and fast WiFi. Properties with smart TVs, dedicated workspaces and premium linen consistently command 15–25% higher rates.
This is the highest-ROI investment you can make. Research consistently shows that properties with professional photography earn 20–30% more per booking and achieve higher occupancy.
Smartphone photos look exactly like smartphone photos. Guests comparing 20 listings will choose the one that looks most inviting — and professional photography is the difference. Grid Stays commissions professional photography for every managed property as standard.
A smart lock (Yale Linus, August, or similar) is not optional for a well-run short-let. It eliminates the need for key handovers, generates unique access codes per booking that expire at checkout, and gives you (and us) complete remote access management.
Without a smart lock, you need someone physically present for every check-in — which at £110/night average in MK is simply not viable for a hands-off operation. Grid Stays installs and manages smart locks on every property we onboard (£175–250 supply and fit).
Grid Stays manages the entire setup process for you — from safety certificates to photography to smart lock installation. Live in 7 days.
